Facility Services Management
You're billed for hours. You notice what's left undone.
Defining service levels for facility services, selecting providers and steering their performance. The result is contracted providers working to agreed service levels with regular quality checks.
Note: Cleaning, catering, waste disposal, repairs and on-site field service are handled by partners in our network. We manage the work.
Usual
What you often get
The cleaners come when they like, the security firm writes reports nobody reads. Complaints land at reception and fizzle out. Tenders happen every few years, and the lowest price usually wins.

What you get from us
We define what clean, safe and well supplied mean for you in checkable criteria, not hours. Then we tender, select with you and check on site. Partners in our network or your current providers do the work; licensed security firms do the guarding.
Service components
5 components. Where a licence is required, we coordinate.
Marked components require a licence, so they always come as part of a wider engagement. Licensed partners carry them out; we appoint them on your behalf and coordinate.

Cleaning concepts and steering of cleaning providers.

Tendering facility services and reviewing provider performance.
What you'll have at the end. Results you can check.
- Service specifications with checkable quality criteria for every service.
- A tender with comparable offers and a reasoned award recommendation.
- A complaints route that ends with someone responsible, not at reception.
- Reports from on-site inspections, with defects, deadlines and follow-up checks.
- A waste concept with separation, contracts and complete records.
When you need this. And how you'll know.
- Complaints about cleaning come in every week, and each time improvement is promised.
- Provider contracts are expiring, and your team can't run a tender on the side.
- You're opening a site and need cleaning, coffee and waste disposal from day one.
- Every site has its own providers, its own prices and a different quality.
Rarely alone. Never bundled.
Facility Services Management often works together with these services. We'll tell you honestly when a combination makes sense, and when it doesn't.
Shows up in these initiatives.
You don't need a whole initiative to get Facility Services Management. These examples show where the service is often needed.
Good questions. Straight answers.
Do you send your own cleaners?
No. Cleaning, catering and waste disposal are handled by partners in our network or your current providers. Guarding is only done by licensed security firms.
We define the quality, run the tender, appoint on your behalf and check the work.
Can we keep our current providers?
Yes, to begin with. Often all that's missing are clear criteria and someone who checks regularly. Only if nothing improves despite those criteria do we suggest a new tender.
Can we get the tender without ongoing management?
Yes. You get the service specification, a comparison of offers and an award proposal. Afterwards, your team can take over the ongoing management, or our office management team can.
Is building maintenance part of this?
No. That sits with technical facility management. Faults and complaints still go through a single reporting route.
Proof first. Contract second.
In the free Initiative Check, we listen for 45 minutes and ask the questions that usually only come up after the contract is signed. Then you get a short written assessment: what we see, how we would go about it and roughly what it would take.
No obligation. And if we're not the right fit, we'll tell you.
