Technical Facility Management

You can delegate operator duties. Not the responsibility.

Organising and steering the technical operation of buildings so that systems run safely and legal inspections are met. The result is a maintained inspection calendar, documented maintenance and resolved faults.

Usual

What you often get

One maintenance contract per system, each with its own cycle and its own report. Which inspection is due only becomes clear when something fails. And after damage, the insurer asks for records that aren't in any folder.

IntoOps

What you get from us

One overview of all systems with deadlines, responsibilities and records. Registered specialist firms work on the systems and approved bodies inspect them, appointed on your behalf and checked by us. So after damage, you can show that your duties are organised.

Service components

5 components. Where a licence is required, we coordinate.

  1. Operator responsibility & inspections

  2. Maintenance planning & coordination

  3. Repair & fault management

  4. Building technology operation

  5. Energy management

What you'll have at the end. Results you can check.

  • An asset register of all systems subject to inspection, with deadlines and responsibilities.
  • Maintenance plans with precise scopes of work for every specialist firm.
  • A fault process from report to documented completion.
  • Inspection reports and maintenance records, fully filed and followed up on defects.
  • Consumption data per site and system, analysed with prioritised measures.

When you need this. And how you'll know.

  • You're not sure which systems in your building need inspecting.
  • Every fault lands with someone different, and repairs drag on.
  • You're taking over a building, and with it duties someone else had until now.
  • Energy costs are rising, and the only consumption data is the annual bill.
  • Your company has to complete a statutory energy audit.

Rarely alone. Never bundled.

Good questions. Straight answers.

Do you take over operator responsibility?

No. Legally, it stays with your company, even when others do the work.

We organise what it requires: deadlines, appointments, checks and records. We document the delegation in writing, so it's clear who does what.

Do you do maintenance and repairs yourselves?

No. Work on heating, ventilation, electrical and safety systems is carried out by registered specialist firms. We obtain quotes, appoint on your behalf, check the work and review the invoices.

Can I commission just the energy management?

Not as a separate component. Energy management is part of technical building operations for us, because consumption and systems are linked. Statutory energy audits are carried out by registered auditors we appoint on your behalf.

If it's about climate targets or reporting duties, sustainability & ESG is the better starting point.

Do our current maintenance firms stay?

Yes, as long as the work is right. We check what existing maintenance contracts actually cover and raise duplicate services and gaps.

Cleaning, security and other on-site services are managed by facility services management.

Proof first. Contract second.

In the free Initiative Check, we listen for 45 minutes and ask the questions that usually only come up after the contract is signed. Then you get a short written assessment: what we see, how we would go about it and roughly what it would take.

No obligation. And if we're not the right fit, we'll tell you.
