Real Estate & Facility Management

A lease is quick to sign. A working site isn't.

Finding and setting up sites, administering properties and leases, running buildings and facility services, workplaces and moves.

An office floor being fitted out, with bare concrete, exposed ceiling services and steel columns in daylight.

Usual

What you often get

An estate agent for the search, an architect for the refurbishment, plus property management, a cleaning company and a removal firm. Each contract is fine on its own. Nobody keeps an eye on the site as a whole, except you, on the side.

IntoOps

What you get from us

One contact for the whole site, not five: search, fit-out, administration, operations and moves. Where licensed or specialist firms are needed, we appoint them on your behalf and manage them. Day-to-day office matters and people topics are aligned with corporate services and HR.

Typical initiatives

Real Estate & Facility Management is rarely the point. Your initiative is.

Rarely alone. Never bundled.

Good questions. Straight answers.

Can we hand over everything to do with our sites?

Yes: commercial, technical and infrastructural, ongoing or for a transition period. It can also start smaller, with a service charge check or a move.

On-site work is done by specialist firms and providers we select and manage.

Do you broker property or build yourselves?

No, neither. Brokerage is handled by licensed estate agents, building applications by authorised architects or engineers, trade work by registered specialist firms.

We plan, select, appoint on your behalf and manage. Cleaning, catering and waste disposal are handled by partners in our network.

Will you keep working with our current providers?

Yes. Whoever does good work stays. We take over coordination and control and compare what you pay for with what gets delivered.

Should we involve you before the site search?

Not necessarily, but it helps. The most expensive mistakes happen before signing: too much space, the wrong location, unfavourable clauses.

Site selection checks exactly these points. If the lease is already signed, we come in at the fit-out or during operations.

Are there flat fees for facility management?

No. The cost depends on sites, services and partners. You see the quotes from specialist firms and providers before anything is commissioned.

You get a rough estimate after the free Initiative Check.

Proof first. Contract second.

In the free Initiative Check, we listen for 45 minutes and ask the questions that usually only come up after the contract is signed. Then you get a short written assessment: what we see, how we would go about it and roughly what it would take.

No obligation. And if we're not the right fit, we'll tell you.
