Setting up a site or local operations
The lease is signed. Nobody can work there yet.
Finding, fitting out and starting a new office, warehouse or local base, including team, IT, administration and facility services.
The situation
“We need a new office or warehouse.”
The old premises are too small, a warehouse is missing, or a region needs presence. Often the date is already fixed: a lease is ending or orders are waiting.
Between search and first working day sit many parties, each with its own schedule: landlord, trades, network provider, cleaning and authorities. And at the old site, business carries on.
Where it often goes wrong.
-
Choosing on rent alone
The space with the lowest rent is rarely the cheapest. It gets expensive when skilled staff struggle to get there, lorries can't deliver or there's no room to grow.
-
Desks in place, no network
Internet line and network are often ordered only once the furniture is in. Then the team spends its first day in finished rooms without a connection.
-
Overlooking operator duties
Moving in brings obligations: inspections of electrical equipment, fire safety, occupational safety. If you don't know them, you often find out during an official visit or after an accident.
-
Planning space for yesterday
Workplaces are planned like the old office, not around how people will work. With hybrid working, desks then stand empty while meeting rooms are missing.
-
Hiring starts at handover
Hiring for the new site often starts only when the keys are handed over. Then finished space stands empty while the jobs are still being advertised.

You decide the scope.
You can commission the site comparison on its own, or just the fit-out or the move. Or we steer everything up to move-in and then look after building and IT.
Good questions. Straight answers.
Do you also broker property?
No. Property is brokered by licensed property agents, whom we appoint on your behalf if needed.
We define the requirements, compare locations and prepare the decision and the lease negotiation. A law firm reviews the lease.
Do you also run the site after the move?
Yes. On request, we steer cleaning, maintenance and inspection duties for the long term, as well as office and IT support. The work on site is done by qualified trades and providers from our network.
We keep the inspection calendar and records so your team can take over at any time.
Does this work for a warehouse rather than an office?
Yes. A warehouse adds workflows, storage equipment, capacities and often the choice of a logistics provider. If a partner warehouse should do the work instead of your own space, Fulfilment & Warehousing is the better starting point.
Do you also help employees who relocate?
Yes, with planning, information and the move itself. Homes are found through licensed property agents, and visa and residence questions are handled by law firms. We coordinate both when people move for the new site.
Is it too early to start without a space?
No, quite the opposite. Requirements, budget, staffing and IT needs can be settled before a space is fixed. That makes the search more focused, and long lead times such as the internet line or permits start right after signing.
Proof first. Contract second.
In the free Initiative Check, we listen for 45 minutes and ask the questions that usually only come up after the contract is signed. Then you get a short written assessment: what we see, how we would go about it and roughly what it would take.
No obligation. And if we're not the right fit, we'll tell you.
