Site Selection
A listing shows the space. Not whether it fits.
Defining requirements, comparing locations and properties and supporting lease negotiations up to signing. The result is a decision-ready site comparison; brokerage under § 34c GewO only by licensed brokers.
Usual
What you often get
The estate agent sends listings that match the search and gets paid when a deal closes. Nobody systematically checks whether location, transport links and labour market suit your business. The lease clauses only get read when it's too late.
IntoOps
What you get from us
We start with your requirements, not with what's on the market. Every option is rated against the same criteria and a total cost calculation, not just the rent. Fit-out costs are calculated with our site projects & fit-out specialists, not guessed by rule of thumb.
Service components
4 components. Where a licence is required, we coordinate.
Marked components require a licence, so they always come as part of a wider engagement. Licensed partners carry them out; we appoint them on your behalf and coordinate.
-
Criteria such as access, labour market, costs and logistics.
-
Searching and shortlisting suitable properties; brokerage by licensed brokers.
Note: Commercial and residential property is brokered by licensed estate agents. We appoint them on your behalf and coordinate.
-
Comparing options on cost, risk and fit.
-
Preparing negotiations on rent and terms; contract review by lawyers.
Note: Legal advice and the drafting and review of contracts are handled by law firms. We appoint them on your behalf and coordinate.
What you'll have at the end. Results you can check.
- A requirements profile with space, location, budget and exclusion criteria, agreed with you.
- An assessment of candidate cities or regions against your criteria.
- A shortlist of viewed properties with photos, defects and open questions.
- A total cost calculation per property: rent, service charges, fit-out and move.
- A negotiation brief with target terms, room for manoeuvre and points for legal review.
When you need this. And how you'll know.
- Your team is outgrowing the office, and nobody has time for the search.
- You're setting up a branch in Germany and don't know the local market.
- For a new warehouse, you need to choose between several regions.
- Your lease is expiring, and you want to know whether staying or moving costs less.
Rarely alone. Never bundled.
Site Selection often works together with these services. We'll tell you honestly when a combination makes sense, and when it doesn't.
Shows up in these initiatives.
You don't need a whole initiative to get Site Selection. These examples show where the service is often needed.
- Project We want to start in Germany.
- Project We need a new office or warehouse.
- Project We need our own company on the ground.
Good questions. Straight answers.
Are you an estate agency?
No. Brokering property is reserved for licensed estate agents.
We analyse, search and evaluate. Where brokerage is needed, we appoint an agent on your behalf and keep the comparison in our hands.
Will you negotiate the lease for us?
Yes, on the commercial points. We prepare rent, term, options and fit-out costs and support the talks up to signing. The contract itself is reviewed by a law firm that we appoint on your behalf.
Do you also search for companies from abroad?
Yes. Local knowledge and time are exactly what's missing during a market entry. We plan the search so you have to travel for viewings and decisions as rarely as possible.
Company formation and registrations run in parallel through company formation coordination.
Is it worth it for a small office?
Yes. For a small office, a requirements profile and a comparison of a few properties are often enough. There are no packages and no minimum size.
Proof first. Contract second.
In the free Initiative Check, we listen for 45 minutes and ask the questions that usually only come up after the contract is signed. Then you get a short written assessment: what we see, how we would go about it and roughly what it would take.
No obligation. And if we're not the right fit, we'll tell you.
